Perch is a strategic renovation company for property investors. We scope, fixed-price quote and project-manage investment renovations end to end, then deliver them in 14 days. Here is the method, step by step.

We start with a free feasibility read. We look at the renovated comps in your suburb, the gap your property sits below and what it could be worth and rent for on the other side. If the numbers do not stack up, we tell you not to renovate.

Build an investor-grade scope
We write a scope tied to return, not taste. Every room, inclusion and finish level is defined in writing, so the work targets a higher valuation and rent appraisal rather than over-capitalising.

Separate must-do, ROI-do and nice-to-have
We tier the scope. Structural and compliance work comes first, the value drivers that move rent and valuation come second, and cosmetic extras come last. You spend where it returns and skip where it does not.

Set a builder-aligned fixed price
We price the defined scope as a fixed cost, with trades and materials secured through our supply network. You approve once. There are no hourly surprises and no creeping variations on the agreed scope.

Control the finishes
We specify durable, rental-grade finishes that match the renovated comps band cleanly. The property is built to read as renovated and to hold up under tenants, not to chase a designer look the market will not pay for.

Execute in 14 days
Licensed trades are sequenced and managed end to end, with the job delivered within 14 days on site. If delays within our control run over, we pay a $2,000 cashback designed to offset lost rent. Genuine hidden defects are documented and quoted as options, never pushed through.

Report back to the investor
You get real-time updates through the build and a clean handover, so the result is ready for valuation, refinance, lease or sale. Most of our investors never visit the site once.
