Fourteen days, really? What happens if you run over?

Yes, 14 calendar days on site from the agreed start date. If we run over because of delays within our control, we pay you $2,000 cashback, designed to offset the rent you would lose. It is written into your fixed-price contract before we start.

What does a Perch renovation cost?

We typically work on scopes from $10,000 to $100,000, agreed as a fixed price before we start. That covers all trades, materials, rubbish removal, the final clean and full project management, with no hourly surprises and no creeping variations.

What kind of uplift can I actually expect?

Our goal is a 2x to 3x return on your renovation spend. Our Pakenham VIC project created $110,000 of equity and $80 a week of extra rent in 8 days on site. We are early and honest about it. The numbers are real and on our projects page.

I am interstate. How does this work if I never see the site?

You never need to be on site. Your renovation manager sends real-time updates through the project, and the scope, price and schedule are locked before work starts. Most of our investors never visit once.

What if something goes wrong mid-renovation?

Your price is fixed for the agreed scope. If we uncover a genuine hidden defect, we pause that work, document it with photos and present a separate variation quote with options. Nothing is pushed through without your sign-off.
