Do you renovate houses, units and townhouses?

Accepted Answer

Yes. Perch works on freestanding houses, townhouses and selected units. If a project involves strata or body corporate approvals we run our own due diligence to check that renovation work is legal and practical. If we believe approvals or restrictions will block the work we will tell you and explain why before you commit.

Are there locations you do not work in?

Accepted Answer

We service Australia wide. Our due diligence process checks your renovation feasibility and considers location-specific factors including access, trade availability and the cost of supplies and trades in your area. In some cases, the cost of supplies and trades in certain locations may lead us to suggest that proceeding is not viable. If your property fails our feasibility checks we will explain why and we will not try to convince you to push ahead. In some cases we can refer you to a provider that suits your area better.

Do you ever tell owners that a renovation is not worth doing?

Yes. We regularly advise owners not to renovate. Perch exists to help you navigate a very specific niche of the Australian property market. If the numbers, regulations or context do not stack up we will show you the issue and recommend that you keep your money in your pocket

What sort of rent or value uplift can I expect?

Can a renovation improve my loan to value ratio (LVR)?

Accepted Answer

Yes. Your LVR improves when the property value rises faster than your loan balance. For example, if you purchase a property for $600,000 at 80% LVR, you have a $480,000 loan. If you then borrow an additional $35,000 for renovations, your total loan becomes $515,000. After the renovation, if the property is valued at $695,000, your new LVR is $515,000 divided by $695,000, which equals 74%. This shows an improvement from 80% to 74%, giving you more equity and better lending options.

What is the end to end process if I work with Perch?

The process is designed for time poor investors. Discovery call - We clarify your goals, budget range and timing. We collect key details and photos or a floor plan. Due diligence and feasibility - We run your property through our in house due diligence checklist covering regulations, approvals, market data and risk. On site inspection - We inspect the property, confirm the scope, take precise measurements and discuss finish standards. Proposal and fixed price contract - We present options with scope, inclusions and a fixed price. You select the path that suits your strategy. Scheduling and procurement - We schedule our trade team, secure materials through our supply network and lock in an agreed start date. Build and project management - Your project manager coordinates trades with military style planning. Handover and support - We complete a final walkthrough to ensure your property is sparkling clean and defect free.

Question 8

What is the 14 day completion commitment?

When we agree a renovation scope we also agree a start date. From that start date we aim to complete your renovation within 14 calendar days on site. If we run over that timeframe because of delays within our control we pay you a cashback amount that is designed to offset lost rent. Full terms are presented in the contract.

Our renovation manager provides you real time updates so you can sit back, relax from wherever in the world you might be.

What budgets do you work with and what is included?

We typically engage in scopes from $10,000 to $100,000 depending on size, location and scope. A typical Perch scope includes: Renovation upgrades to kitchens, bathrooms and living areas Flooring, painting and lighting improvements External presentation such as basic landscaping or facade refresh All trades, materials, rubbish removal and final clean Full project management from start to finish

Do you charge for the initial feasibility assessment?

No. Our due diligence assessment is complimentary. We built it to protect you from sinking money into the wrong project. If the numbers or regulations do not stack up we will: Show you where the risk or shortfall sits Explain why a renovation is not the right move Suggest other options where possible There is no obligation to go ahead. The goal is clarity, not pressure.

What risk reversal do you offer for investors like me?

We know that serious investors look for risk controls, not just glossy photos. Perch uses several layers of protection. Fixed price contracts - You know your cost for the agreed scope before we start. 14 day completion commitment with cashback - If we cause delays beyond the agreed timeline, and the conditions are met, we pay you a cashback amount designed to offset lost rent. Vetted trades and quality control - We work with trades who meet strict standards. Your project manager carries out checks at key stages and we fix defects before handover. Transparent variations - If something unexpected comes up we present clear options and costs rather than pushing changes through.

How do you handle cost overruns and unexpected defects?

Do you provide financial or tax advice?

No. Perch provides renovation advice and feasibility, not financial or tax advice. You should speak with a licensed financial adviser, mortgage broker or accountant before making funding or tax decisions. We can work alongside your advisers by: Providing clear project budgets and timelines Supplying documentation to support valuations Leaving space for your team to advise on tax, structure and lending
